A little preparation makes a difference.
Your building should be close to completion. Contact us before booking if you’re unsure whether it is ready—we can talk through the stage of work and your target test date.
Junctions, doors and finishes
- Check wall-to-floor junctions and skirting boards.
- Check loft hatches and access panels.
- Pay attention to doors adjoining an integral garage.
Services and concealed areas
- Check gaps around service penetrations and voids.
- Consider concealed areas behind kitchen and bathroom units.
- Discuss ventilation preparation with us before the test.

Air testing for low-energy and industrial buildings.
The Wild House, Doddington Hall
We tested this low-energy building at shell stage and again at completion. The completion test on 21 February 2026 recorded an average of 0.546 air changes per hour at 50 Pa.

Korutek Engineering, Norwich
Testing on 10 September 2026 recorded air permeability of 1.99 m³/(h·m²) at 50 Pa, achieving the project’s design target of 8.00.

These results use different measures: air changes per hour relates leakage to building volume, while air permeability relates it to envelope area. They should not be compared directly.

Your air testing questions.
Can you test both homes and commercial buildings?
Yes. We carry out domestic, commercial and larger-building air tightness testing. Tell us the building type and size so we can confirm the testing requirements.
How long does a test take?
Allow around two hours for a typical dwelling. The time needed varies with the building, preparation and any leakage investigations. We can advise when arranging your visit.
When should I book?
The building should be almost ready for handover. Contact us in advance with your programme so we can discuss availability and what needs to be complete before testing.
What air tightness result does my building need?
Your SAP or SBEM assessment sets the project’s design target. Send us the relevant assessment or speak to your energy assessor so the required target can be confirmed before testing.
What happens if the building doesn’t pass?
Where practical, we help identify obvious leakage routes and discuss the work needed before a repeat test. Smoke testing may help with investigations. Any additional work or repeat testing can be discussed with you.
When will I receive the certificate?
Following a successful test, the certificate is normally emailed within 24 hours.
Can I stay in the building during testing?
Usually, yes. We’ll explain the arrangements on site and anything that needs to remain closed or undisturbed during the test.
