Building assessment

Commercial EPC

An Energy Performance Certificate records the building’s assessed energy rating. We explain the result and answer questions about the assessment.

The accompanying report identifies potential measures to improve energy performance. Ask us if you need additional calculations to explore proposed changes.

1. Send the details

Provide the address, approximate floor area, building use and deadline. Floor plans and any previous EPC help us understand the property.

2. Arrange the assessment

We confirm the fee, access arrangements and information required. For an existing property, we arrange the site inspection needed to collect and check the building details.

3. Receive the documents

We complete the assessment and provide your lodged EPC and recommendation report. We’ll confirm the programme when quoting.

Useful evidence includes insulation and glazing specifications, heating and cooling equipment details, lighting information and records of improvements. We’ll explain which documents are relevant to your building.

When is a commercial EPC needed?

An EPC is generally required when a non-domestic building is sold, rented out or newly constructed, subject to the relevant exemptions. Send us the property details if you are unsure. See the government guidance for business premises.

Is a commercial EPC the same as a BRUKL report?

An EPC gives the building an energy rating. A BRUKL report presents Building Regulations energy compliance results. For a new-build project or work requiring compliance calculations, see our SBEM calculations and BRUKL reporting service.

Can you assess different types of commercial building?

Yes. Send the building use, size and a description of the heating, cooling and ventilation systems. We’ll confirm the appropriate assessment level and scope.

Can you help me understand potential improvements?

We can discuss the EPC recommendations and quote for further calculation work where you need to compare proposed changes. Any additional modelling is agreed separately.

How much does a commercial EPC cost?

We quote for the individual property, considering its size, layout, building services, location and available information. Send the postcode, approximate floor area and building use for a quotation.

Do you also provide EPCs for new commercial buildings?
