The Air Testing Process
The test itself is straightforward and usually takes around 1 hour on site.
1. Equipment setup
A specialist fan is fitted into an external doorway and connected to measuring equipment.
2. Building pressurised

The fan increases and decreases the air pressure within the building.
3. Air leakage measured
Sensors measure how quickly air escapes through the building envelope.
4. Test results calculated
The air permeability rate is calculated and compared with the required standard.
5. Certificate issued
A formal test certificate is produced for submission to Building Control.
Common Causes of Air Test Failures
Most buildings pass without issue, but common areas that can cause air leakage include:
-
Air escaping behind plasterboard due to poorly installed board adhesive
-
Poorly sealed service penetrations
-
Gaps around windows and doors
-
Unsealed pipe penetrations
-
Open cavities or poorly sealed plasterboard
If any issues are identified during testing, we are happy to offer practical advice to help achieve compliance
